Reservations, Advanced Deposit AND Balance Payment policy
We are a small business reliant upon the good faith of guests who book in advance. Please do not book unless you are certain you will honor your reservation.
Reservations may be secured with Visa, MasterCard, Discover Card, or American Express.
Non-Group Reservations (one room): Advanced Deposit equal to 50% of your entire visit, or equal to one night (whichever is greater), is required at the time of booking. Remaining Balance Payment can be charged to card on file within 14 days prior to scheduled arrival.
Group Reservations (two or more rooms) e.g., Wedding Parties, Reunions, Retreats, etc.: Non-Refundable deposit equal to 50% of the entire reservation will be charged at time of booking. Remaining Balance Payment will be charged 30 days in advance of scheduled arrival and is also Non-Refundable / Non-Changeable. In the event of cancellation, all payments will be forfeited.
Cancellations - IMPORTANT - Please READ
Cancellations made within 72 hours of scheduled arrival & “No-Shows” will be charged entire scheduled reservation.
Cancellations 14 days up to 72 hours of scheduled arrival, forfeits entire Advanced Deposit made at the time of reservation.
Cancellations after your booking, but prior to 14 days before your scheduled arrival. Advanced Deposit received from guest MINUS $50 Cancellation Fee is refundable to original card on file.
Late Cancellations, No-Shows and Early Departures
Due to Weather: The Cottage Inn is in California’s spectacular Sierra Nevada. We enjoy four seasons including snow, even late into spring. Come well prepared for mountain travel including chains etc. At no time will weather be a valid excuse for cancellation other than closure of Highways 80, 89 or 50 for greater than 8 hours on day of arrival. Early departure due to impending weather cannot be refunded.
Due to Fire/Smoke: Fire & smoke are unfortunately part of our adventure here in the mountains. In the case of a formal evacuation order due to fire threat, any unused nights will be fully refunded. If no evacuation order is in place, but smoke is present, we do not offer refunds. It can be smoky one moment, and clear the next, and it’s impossible to predict.
For Any Other Reason: We are a small family owned B&B. We’re dependent on you, our committed guests to honor your reservations. We unfortunately cannot offer refunds if you elect to not show or leave early.
Minimum Stay Requirements
Minimum two-night stay required on weekends and during peak season. During holidays and select local events, longer minimum stays may be required. NOTE: Kitchenette Suites (i.e. Bit of Bavaria and Bears Den) may require longer minimum nights stays at owner’s discretion.
Check In & Check Out
In-person check in is 4 p.m. to 7 p.m. but later check-ins are no problem! If you plan to arrive after 7 p.m., please let us know and we are happy to accommodate your later arrival. Check out is 11:00 a.m. No Exceptions! Late checkouts will incur a fee of $100 per hour.

Room Rates
Rates are based on double occupancy. Only 2 rooms can accommodate more than two guests: Game Room (maximum 3 guests), and Bit of Bavaria (maximum 4 guests). Extra guests must be disclosed at time of booking those two rooms (add $30 each—per night). Extra guests must be 12 years of age or older. Rates do not include room tax and are subject to change. Room taxes mandated by Placer County are as follows:
10% Transient Occupancy Tax (TOT) + a 2% Tourism Business Improvement District (TBID) Assessment for a total of 12%.
Rates fluctuate based on individual room amenities, seasons, holidays and demand.
Absolutely No PETS - Including Emotional SUPPORT ANIMALS. Legitimate Service animals only.
